How down payment assistance actually works.
Down payment assistance (DPA) isn’t a standalone loan — it’s a second, deferred-payment loan or grant that pairs with a qualifying first mortgage, which can be FHA-insured or Conventional depending on the specific program. California’s flagship program, CalHFA’s MyHome Assistance Program, offers a deferred-payment junior loan of up to 3.5% of the purchase price when paired with a CalHFA FHA-insured first mortgage, or up to 3% when paired with a CalHFA Conventional first mortgage, to help cover your down payment and/or closing costs. Because it’s deferred, there are no monthly payments on the assistance itself — it’s repaid when you sell, refinance, or pay off the property.
