What a purchase loan actually does.
A purchase loan is simply the financing that lets you buy a home instead of paying the full price in cash. The right structure depends on your down payment, your credit profile, your income documentation, and the property itself — which is exactly what we walk through with you before recommending anything.

Buying a manufactured home?
Manufactured homes can be financed with Conventional, FHA, and VA purchase loans, but the property has to meet specific eligibility requirements before it qualifies as real estate financing rather than a personal-property (chattel) loan. In general, the home needs to:
- Have been built on or after June 15, 1976, the effective date of the HUD Manufactured Home Construction and Safety Standards, and display the HUD certification label(s) confirming it.
- Be permanently affixed to a foundation and converted to real property, typically evidenced in California by a recorded HUD Form 433A (Affidavit of Affixture), with the chattel title retired.
- Sit on land the borrower owns (or holds under a qualifying long-term leasehold) — homes on rented space in a mobile home park generally don’t qualify for this type of real-estate-secured purchase financing.
