How FHA loan limits work.
The Federal Housing Administration sets a maximum insurable loan amount for each U.S. county every year, based on local median home prices. Counties with higher home values carry higher limits, up to a nationwide ceiling; counties with lower home values use the FHA floor. Limits also increase with the number of units on the property (1–4 units).

Los Angeles and Orange Counties sit at the FHA ceiling — the maximum limit available anywhere in the continental United States, and the same figure as the 2026 conforming ceiling. Riverside and San Bernardino Counties fall into an intermediate FHA tier, above the national floor but below the ceiling.

FHA vs. conforming loan limits — why they differ.
FHA limits and conforming (conventional) limits are set by different agencies and can differ by county. In Los Angeles and Orange Counties, the two happen to align at the same ceiling figure for 2026. In Riverside and San Bernardino Counties, the FHA limit ($690,000 for a single-family home) is lower than the conforming limit ($832,750) — so a loan amount between those two figures would need to go conventional rather than FHA.
